Storm Water Pollution Prevention Plan (SWPPP):
- A plan prepared for the management of storm water runoff on a site during construction, and the prevention of the movement of sediment off the construction site.
Water and Sanitary Service Layout:
- Analyzation of existing conditions and design of new facilities for water distribution and sanitary sewer collection to and on a site, including general layout, pipe sizing, and cost estimates.
Grading Plan:
- Design developed to address slopes and elevations of a site for efficient drainage and grade site for development.
Utility Layout:
- Analyzation of existing utilities and design of new facilities for utilities to and on a site, including general layout.
Parking Layout:
- Determination of number of parking spaces needed and most efficient configuration of spaces for traffic flow and maximum space utilization.
Fire Line and Hydrant Layout:
- Design of new water distribution facilities sized for fire protection, including calculations concerning pipe sizing, valve placement, fire hydrant locations, etc., for utility extensions.
Traffic Circulation:
- Analyzation of most efficient, safe circulation on a site based on the site’s use, configuration, and traffic conditions.
Zoning Assistance:
- Navigation of a jurisdiction’s zoning code and assistance applying for permits should zoning need adjusted.
Storm Water Management:

Boundary and Topographic Survey:
- Collection of data to identify elevations, physical features, and existing facilities within project limits.
Traffic Impact Studies:
- Study performed to determine the immediate and future impacts of a new or expanding development on the existing surrounding roadway network. Learn more about our Traffic services.
Pre- and Post- Construction ALTA Survey:
- Collection of field survey information and development of documentation to be used by a title insuring agency for purposes of insuring a title to the real property; typically required for commercial real estate transactions.

Provision Living
Boone County, Kentucky
For Provision Living and ARCO Construction, Choice One Engineering designed an assisted living facility in Richwood, Boone County, Kentucky, that included both assisted living and independent living in multiple villas, as well as a supporting clubhouse and outdoor recreational amenities. The total site, consisting of approximately 33 acres, included a two-story, 40,500 s.f. assisted living building and 61 independent living villas of various sizes totaling 23 structures and 158 units.
Choice One provided Provision Living with topographic survey, ALTA survey, conceptual drawings, traffic impact study, lot split, boundary survey, utility design, construction plans, (including drives, parking, landscape plans, grading, and SWPPP) record plats, and easement preparation. The project was designed in 2021-2022 and construction was completed in 2024.
