Land Planning:

  • Analyzing land and creating recommendations based on potential future uses, and most efficient number and configuration of residential or commercial lots. This planning also includes details such as efficiency and feasibility of storm water management, utility layout, traffic flow, and green space incorporation.

Master Planning:

  • Creating long-term plans for public and private entities that aim to incorporate both trends and change, while also providing living environments (including roadways, future development, pedestrian facilities, parks, and green space) that are usable and practical. Plan creation can include communication and public outreach to both develop and present the plan to the organization or community.

Grading Plan:

  • Design developed to address slopes and elevations of a site for efficient drainage and grade site for development.

Traffic Circulation:

  • Analyzation of most efficient, safe circulation on a site based on the site’s use, configuration, and traffic conditions.

Landscape Design:

  • Develop and design hardscape and softscape spaces such as patios, plazas, greenspaces, walkways, paver areas, parks, trails, and paths, and develop vegetative planting plans to enhance these spaces. Hardscapes and softscapes are then designed with plantings that take into consideration the local ecology, zoning code, and soil conditions to develop planting plans created with texture, color, and shape to enrich the user experience.

Parking Layout:

  • Determination of number of parking spaces needed and most efficient configuration of spaces for traffic flow and maximum space utilization.

Provision Living

Union Township, Clermont County

Choice One worked with Arco Construction/General Contractors, St. Louis, MO, to design a 90,000 square foot, two-story senior assisted living facility with independent living villas in Union Township, Clermont County, Ohio. To integrate the new facility and to save costs, the landscape plan was developed utilizing the existing vegetation and topography on the 25-acre site.  Final design for the project called for three landscaped courtyards for residents to utilize and enjoy. The independent living villas surround the outside drive of the main facility, which creates a small community that is accessible by sidewalks and accessible drives, all developed to enhance flow, efficiency, and aesthetics for residents, staff and guests.
