The Project:
The City of Centerville and Oberer Development set out to transform 125 acres of undeveloped land into a mixed-use destination. What began as a vision became Cornerstone North, featuring retail, restaurant, hotel, office, medical, and residential development.
The Challenge:
Large developments rarely come together all at once. Because Cornerstone North was built in multiple phases over more than a decade, each phase needed to integrate with infrastructure, stormwater systems, and planning decisions established years earlier. Maintaining consistency while supporting ongoing growth required close coordination among stakeholders.
How We Helped:
Choice One Engineering joined the project team in 2012, developing the stormwater management and infrastructure framework that guided the development through buildout. Over the next decade, our team provided surveying, drainage analysis, construction plans, final plats, construction administration, and record drawings. By maintaining a consistent engineering approach throughout the project, we helped ensure each phase integrated seamlessly with the overall vision.
